Affectionately known as Ma's House, and the official home of Seedstock Festival of Music and Art, the house looks out on a scenic expanse of property surrounded by rolling hills, woodlands, and an organic vegetable farm.
The house sits atop a hill just south of the City of Cortland, facing west across a valley of rolling hills that offers some of the best sunsets around.
Sunrise comes up on the back of the house where a huge wrap-around deck provides early risers with the perfect setting for a morning coffee and breakfast (in warm weather months). A gas grill is available for afternoon or evening deck hangs.
The first floor of the house features a newly-renovated kitchen and dining room filled with natural light and stainless steel appliances that include a Dacor stove with gas range and electric oven, Miele dishwasher, and Sub Zero refrigerator. Washer and dryer also available for guest use. The rest of the first floor includes a small bathroom with shower, closet storage, and small den connected to a large living room space.
Upstairs, the character of the original farm house has been left intact with one master bedroom (queen bed), a guest room (queen bed), a bunk bedroom (twin/twin bunk and full/twin bunk), and a full bath. Each bedroom includes a closet space and all bath towels and linens provided.
Almost all the windows in the house are new and the exterior walls were recently re-insulated, so the house stays nice and cozy in the cold winter months.
The driveway provides plenty of space for parking.
No smoking in the house please. The back and side porches are both covered.

Geography: The house is about as convenient a location as you get. Looking out any window, you have the feel of living in the rural countryside yet it only takes 4 minutes to drive down the hill to the historic district of downtown Cortland. Greek Peak Mountain Resort is 8 minutes away, Cornell University is a scenic 25 minute drive and Syracuse is only 35 minutes away.
Bar/Restaurants: Cortland has an up-and-coming downtown scene with numerous bars and restaurants on Main Street. From classic American pub fare, to authentic Lebanese, Asian, or Italian restaurants, there are a variety of options to choose from. If you want to get a little more exotic or fancy with your cuisine, Ithaca and Syracuse are just a short drive away. Bars in Cortland are also abundant, from the gritty local neighborhood dives to the pubs, clubs, and cafes of Main Street.
Outdoors: There are numerous state parks in the area and you're only minutes away from the Finger Lakes Trail and Lime Hollow Nature Center. Cortland is a gateway to the Finger Lakes region and the house is a perfect home base to explore all the lakes, streams, waterfalls, and gorges that it has to offer.
