If you desire a private, exceptionally clean and comfortable setting located near the epicenter of Clovis you must consider staying with us!! This location is situated within a very quiet residential neighborhood. In addition to the guest suite, there are two private patios immediately adjacent to this room which are furnished with a gas BBQ and fire pit. The Clovis Trailhead, directly behind our residence, affords the opportunity to bike, run or walk around Clovis away from busy streets.

This private guest suite comes with its own lockable private front entry and is a perfect retreat for a short visit. It is a fully furnished master bedroom equipped with a large pillowed-top “California King” high quality mattress that provides exceptional comfort to guarantee a peaceful deep sleep. To help ensure the health and safety to each of our guests we went the extra step by protecting this bed mattress with a preventative bed bug cover which guards against any unwanted infestation. This exceptionally clean room also is furnished with a large built-in entertainment center included with a business sized desk work space, microwave, toaster, and cable & smart television options. In addition, this room has a private adjoining full sized master bathroom which includes a large double-headed travertine shower that comfortably fits two people. Inside this large bathroom space you will also find a full-size hanging closet furnished with an iron and ironing board along with every other forgotten essentials you might need during your stay.

Immediately exterior to this room there is a very comfortable private sitting area adjacent to the front door of this guest suite that is surrounded by a small garden and a decorative fountain. A second private patio is situated immediately adjacent to the first patio and is situated between the guest suite and the property line fence, closest to the public park. It has a fully functional bbq as well as a small cocktail table to be able to dine outdoors around a gas fire pit. Cozy up with a nice bottle of wine and enjoy a stroll on the Clovis Trail just behind this unit. There are many nice restaurants, shopping and bars within walking distance from this location by foot.

If you happen to book our unit during the month of December, our neighborhood (known by many as "Candy Cane Lane") comes alive with the Christmas and Holiday spirit. Live and be a part of the many tourists that come from all areas to see all the lights and Holiday displays within our neighborhood. You can also book tickets to ride in a horse drawn carriage that will parade you up and down the streets around our community. It is truly magical and a once in a lifetime experience.

This room is fully accessible from the front of our home through its own separate and unique entrance which is only accessible by our guests staying with us. This private paved entrance is along the front of the house which leads you to the guest suite front door. Along this private entrance includes a landscaped garden around a decorative fountain, providing a complete private and calming setting for our guests which gives the feeling of being right at home.

For our guests, we have provided two options for accessing the guest suite during your stay. The first option is arranged through the AirBnB website after booking the reservation, by linking the dates into the August app. This smart phone app is compatible with any smart phone that has blue tooth capability and that has a relatively up to date operating system. The August app allows for unlimited access, 24 hours a day, by using the guest's smart phone instead of relying on a physical key for access. Feel free to come and go as often as you like with this feature, which gives you complete control to unlock and lock your room as you wish by the simple push of a button on a phone app.

If a booking party is unable to use the August app on a smart phone device or chooses not to want this "virtual key" option during their stay, we have also provided a key lockbox that is installed immediately outside the guest room front entrance. The code for this lockbox can be issued to our guests prior to their arrival time for unlimited access to this physical key. Please arrange this option ahead of time if this is what is preferred.

The two patios off the porch of this room are also available with this unit to be used for a casual setting nearest the fountain and garden as well as a paved patio that has a BBQ, gas fire pit and a small table and chairs for an outdoor dining experience. Indoors, you will have access to a fully functional refrigerator with a large freezer for any food and drink storage during your stay as well as complementary coffee with use of a Keurig Coffee machine. We have also provided BBQ utensils, plates, silverware and other essential cooking items to be used outdoors during your stay.

Check-in time is between 3:00 pm to 10:00 pm and check-out is no later than 11:00 am. If you are unable to meet these time intervals for any reason, please send us a written or verbal request that better fits your schedule and we can try our best to accommodate you as much as possible. All guest access arrangements will be agreed upon with the host prior to check-in. We have a very strict 2 guest maximum policy so under no circumstances can we allow or accommodate more than two guests during any stay in our guest suite.

**PLEASE NOTE:
Free parking is allowed strictly on the righthand side of the main house front driveway and NOT on the public street. This request of all our guests is to ensure that we are adhering to the City of Clovis’ guidelines for short-term rental ordinances when it comes to parking at our property. For visual reference on where to park on the driveway, please review our quick link we provide in our cover letter, after booking with us, that links to our easy check-in instructions. We ask to always be respectful to our neighbors and our neighborhood during your stay with us. We have plenty of space directly on the right half-side of our driveway for at least two vehicles, and ask that you park your vehicle anywhere between the single car garage and the side iron gate. Please do your best to not block this iron gate on the side of our home (adjacent to the single car garage) as it opens out toward the street. Allow at least an 8 foot vehicular clearance from this gate at all times.

It should be noted that this private downstairs master bedroom guest suite, with its own individual entry, happens to be attached to the main structure of our home. Therefore, there is always the chance that some occasional noises might be heard from us, your hosts, who are occupying the additional household space. However, as your hosts, we will do our best to be mindful of any guests occupying this room to allow the comfort of complete peace and tranquility during your stay. All of the reviews so far from our previous guests who have stayed with us have never complained about any noises coming from the main home or exterior noises to this guest suite. We are also a vape/smoke-free accommodation and we do not allow any foreign substances or drugs on or around our property. This also is to include marijuana, even though it is now legal in our State. So thank you, in advance, for complying with this no-tolerance house rule.

It must also be noted that our home is over 4,500 square feet and is a two story single family home. It is cooled in the summer by two individual air conditioning systems as well as heated in the winter by two separate furnaces. We recently had this home's HVAC system upgraded as well as zoned in several sections of the home for maximum efficiency as well as comfort for those rooms that are being lived in.

Unfortunately, during this upgrade, our guest suite was not able to be zoned separately from the rest of the home. Therefore, the thermostat located in this suite not only controls the temperature inside the guest room but it also controls the temperature setting for over 1,500 square feet of our downstairs living space. With this given situation we had to place a lock case over this thermostat controller in the guest suite to prevent our guests from altering the temperature settings beyond temperatures conducive to the rest of the house. We typically keep the entire home at a comfortable setting of approximately 77-79 degrees in the hottest part of the summer (when the outside temperature is over 100 degrees daily) and around 70-73 degrees in the coldest part of the winter when we have freezing outdoor temperatures. In addition to help keep the interior climate of this guest room comfortable to our guests, we have a portable air cooler that we provide inside this room in the summer months as well as a 1500-watt floor heater that is available in the winter months. These two devices more than adequately controls most guest’s comfort when it comes to an indoor environmental climate setting. If our guests are ever too hot or too cold, beyond using these portable climate controlling devices, we simply request that they inform us and we would always be willing to suggest some simple compromises to accommodate specific needs. No matter what, our guests ultimate comfort and satisfaction with our living space we provide them during their stay is our utmost number one priority. Again, we prefer to be upfront about every single detail with the rental of our guest suite before anyone books with us.

Our guest suite is considered to be a "short-term" rental dwelling, according to the City of Clovis. Part of the city's requirements to operate as a legal business within their jurisdiction is for us to maintain an annual "Business Registration & Tax Certificate" (ie business license) as well as a "Home Occupation Certificate." Our business license number with the City of Clovis is BL10125133.

The location of our home is unique to the neighborhood as we are located closest to a small neighborhood park, which provides easy and conveniently quick access to the Old Town Clovis Trail which is situated directly behind our estate.

In the month of December, our neighborhood transforms into a magical Holiday light display famously known as Candy Cane Lane. Over the many years it has become known by many in the local area as a crowd favorite. It is definitely a way to get into the Holiday spirit when you live among the masses of spectators who come to see this magical neighborhood and all of its spectacular decorations come to life.
