This cosy unit is nearly 50 SqM; open plan throughout and offers sleeping for up to 5 people if needed with the pullout sofa.

Your accommodation consists of a brand new open plan studio flat with Queen sized bed in addition to a King Single and a pullout sofa bed providing sleeping for up to 5. This unit is open plan throughout with approximately 50 square meters of space.

For those perhaps needing extra space and/or sleeping facilities, we offer an additional Airbnb listing which shares the same patio and offers sleeping for up to 4 additional people (one king bed and one sofa bed) The combination of the 2 spaces is ideal for the larger family wanting a bit more space and privacy.

Beds are dressed with quality linens and pillows. We offer a lovely, apartment with, private access and outdoor patio which may be shared should our additional Airbnb accommodation also be booked at the same time. The apartment is recently finished and offers a kitchenette with cooktop, bar fridge cooking pots and pans, crockery, cutlery and glassware. (Plus a great view from the glass splashback which mirrors Pittwater behind you!)

You are within minutes of Avalon, Palm Beach, Newport Beach, Whale Beach, Bilgola, Bungan and Newport Beach.

The Ku-ringai National Park is a beautiful half hours drive where you can access numerous walking trails and notable Aboriginal rock carvings and learn about their history in our area. Sailing or Fishing on Pittwater is also available. The wharf at Taylor's point is an excellent spot to throw in a line or just relax with a glass or cup of your favourite drink.

After a day spent taking in our area you will find that your accommodation is open plan with a beachy contemporary vibe.

We offer a smart TV and free WIFI access.

We can provide a queen sized air mattress if your party is larger and requires an additional bed.

The kitchenette is equipped with two ceramic hotplate burners, convection microwave, bar sized fridge, kettle and toaster.

We supply coffee, tea, sugar, salt and pepper and cooking oil. A jug of full cream milk will be left in the fridge. Washing up liquid and tea towels are also provided.

Quality stainless steel cookware includes 3 pots with lids and a stainless steel fry pan. A second non stick fry pan is also provided. A baking dish and cookie sheet and a variety of cooking utensils are included.

Crockery, glassware and flatware for 6.

A modern bathroom is equipped with hair dryer, shower gel, and shampoo. There is a shower but no bath. There is also an iron located in the kitchenette cupboard facing the living area.

As this apartment backs onto a rock ledge it stays cool in the summer provided the shade screens are lowered over the louvre windows. There is a ceiling fan over the queen bed and louver windows to enjoy the pleasant sea breezes. We also have provided a table top fan.

Your room opens onto a shared patio outside. There is a sitting space with table providing you an open air location to appreciate the views over Pittwater laid out before you!

There is off street parking at the top of our driveway, however many of our guests prefer to park in the Cul-de-Sac opposite. Our drive is steep and has a curve to it. Parking will require a 3 point turn and we ask our guests to park as close to the sandstone wall as possible facing back down the driveway.

If you do plan to attempt our drive :) we ask that you please advise us so we can make sure we leave appropriate space at the top for you

Our guests will also find plenty of street parking in Yarrabee Close which is located adjacent to our driveway. With prior arrangement we offer to drive our guests with luggage up the drive should they wish.

Your accommodation is on the lower level but totally separate from our family home. Entry to our second Airbnb is located adjacent to your door. This is ideal for larger groups and for families.

We are a busy family that enjoys life with 3 grown children (not all here at once anymore :)) and 3 Miniature Schnauzers. We have taken every measure when building this flat to soundproof to minimise any noise transfer from above.

There is a set of 11 steps from the driveway to the patio which provides entry to your room. There is keyless entry to the flat and a code will be provided to you in your welcome message before you arrive. We have also included the WIFI passcode for easy referral in the Welcome Message as well as checkin details so you will have easy access to this information upon arrival.

The entry to our family home is from the same patio, through a separate door. If there is no one at home, we are most always available on the mobile for any queries. We encourage our guests to ring rather than text if an immediate response is required!

Guests will have access to a large, private room with lounge area, kitchen, and separate entry.

Guests are welcome to enjoy the sitting area on the patio outside of their accommodation for a bit of sun, to enjoy the view and the fresh air! At times this area may be shared with other guests should our additional Airbnb room which is located adjacent to your accommodation be booked.

We ask that use of the patio area be used between the hours of 8 am and 10:30 pm in respect of any other guests and of the neighbors.

If you are searching for our listing during these times with a single night in your search bar; our listing will NOT appear. You will need to re-enter the dates giving the minimum nights as detailed below.

While we can offer off-street parking, our driveway is steep and we would not recommend a first time visitor attempt to drive up it.

Many of our guests choose to park in the cul-de-sac of Yarrabee Close located across the road and get in their steps for the day!

We are happy to assist you in getting your car up the drive if you wish. Please contact us beforehand so we can organise a time that is suitable.

We DO have 3 Miniature Schnauzers who often herald the arrival of guests. They do not shed and they do NOT spend time in the Airbnb accommodation. We usually keep a gate at the top of our stairs so they cannot reach the entry foyer as the dogs stay more calm if they cannot see our guests when they arrive.

We are currently creating a second Airbnb space adjacent to the current listing. This space is not yet completed but WILL offer full cooking facilities. The major building work has been completed, however there may be painting and finishing work being done between 10 am and 3 pm. We are happy to accomodate our guests if they would like to alter those hours.

Our neighborhood is very beautiful. We would encourage all of our guests to take a walk around the block and enjoy all it has to offer. There is a local deli and also an organic market available in this block. There are two places to grab a nice coffee on the plateau. Both available in the block.

Angophera Reserve is located within 500 meters of our driveway. The reserve, once home to koala's, boasts beautiful angophera trees and a peaceful 20 minute bush walk to a small waterfall (if there has been rain).

While we do not offer cooking facilities onsite, guests not wishing to eat out are encouraged to make like a local and head down to Clareville Beach located a few minutes drive away. Here you will find a wonderful harbour-safe beach area and several free electric BBQs for your use.

There are also several picnic tables, a beach shower, toilet facilities and a fantastic view out over Pittwater, embracing the marine culture with a vast array of boats moored peacefully in the bay before you.

If wanting to leave the cooking and cleaning to others; there are over 30 places to breakfast in Avalon alone. Plenty more cafes and restaurants are available in the neighboring suburbs of Newport, Whale Beach, Palm Beach and Mona Vale.

Taylor's Point is a favorite spot of ours and is located a two minute drive away...on Hudson Parade. This area provides a wonderfully shady grassy area in front of a small, safe harbor beach. At one side of the netted swimming enclosure, there is a wharf which provides a great place to cast in a fishing line, or a place to dive in to enjoy a cooling swim.

For those interested in a complete experience, we can organise a guided meditation within Angophera Reserve which will relax and ground you. Please contact us to make arrangements a week in advance.

There is also a fairly easy 20-30 minute walk into Avalon, or another bush trail walk into Newport....If you wish, please enquire as to a possible walking tour which we can make available for you as we are in the process of establishing several to offer on Air BNB but have not nutted out the particulars at this point!

Tim and Carla are warm and friendly people who have made their life in hospitality, having run two busy eateries. In our spare time we enjoy up cycling furniture and most of the pieces in our lovely space have been lovingly created by us. We love to spend time on the beautiful waterways which surround us. We also love to escape to the mountains where we chill out and ride horses. As Carla is an American hailing from the Midwestern state of Missouri, we enjoy trips overseas to visit family and to take in the beauty of the many National Parks. Tim's training as a tour guide in North America, combined with years of interacting with guests at our local businesses, equips him well to provide our Air BnB guests with as much local knowledge and information as they want. Our accomodation is nearby many small day trips and activities to take in while you're in our area. If you wish, we are happy to organise a guided tour of some of the out of the way sights.
