The Loja (shop/store in Portuguese) on the water’s edge was an early trading post. Canoas (boats) exchanged salt and tiles for farm produce bound for village fairs.
Restored, it’s now a self-contained space in the same rural waterfront setting, tranquil yet only 20 minutes from Panjim.
Experience Goa of long ago; early morning walks, cycle in the village; an 18th century chapel, temple and waterways.
Be creative or idle, watch fish jump, catch your supper, sleep to the lull of running water.

Stedet
The property sits on the edge of a man-made lake, an example of traditional Goan sustainable practices born out of our love for fish, water and tranquillity. The ruins of the old “loja” (shop) that we found on the property have been converted to a studio for family and guests.


During the day you may have the company of birds, the occasional hornbill and porcupine, and in the evening there will be otters fishing and fishermen pulling up their nets by the sluice gates.

Wake up early enough and you will sight mullet breaking surface. Beyond this, lie paddy fields, village houses and temples.


The Loja is a studio that will comfortably accommodate 2 people with a well-equipped kitchen. Imagination has been used to design the space for you, with a dining/work table fashioned from weathered planks saved from the old sluice gate and framed watercolours on the walls. Indoors, you can write, read, browse the internet or simply watch TV. You can breakfast by the water’s edge and cook your own dinner at night.


Living/Sleeping space:
Space has been maximized by having 2 regular-sized fold out beds that can be folded away during the day to make room for a coffee table and 2 chairs. An extra mattress can be provided for a child (<12 years old) at no extra cost. A third adult cannot be accommodated.
There is also a cupboard with hanging space and shelves, an ironing board and iron. The TV receives satellite channels and internet is available. The Loja is cleaned twice a week for long-term stays; if desired, the manager can arrange extra cleaning at a nominal cost.


Kitchen/dining space:
The kitchen has a fridge, microwave and induction cooker with crockery, cutlery, and cooking utensils. Basic cooking material (salt, pepper, cooking oil) as well as tea, coffee and sugar will be available for your stay. To help you get started we offer you breakfast material (eggs, bread, cornflakes and milk) for your first morning.
The manager can inform you on where to buy essentials such as bread, milk, eggs, fruits and vegetables.


Bathroom:
Modern, with hot water geyser, shower, wash basin, and toilet with hand towels and bath towels. Hand soap, toilet paper, and bath soap are also provided. Water supply is continuous from a large external tank. There is also a hair dryer.

Pick-ups and drops to and from the airport can be arranged from the airport. Let us know a day in advance.

Once you reach The Loja, guest access is via the front gate allowing you to drive up to the front door. The front door is secured with locks which keys will be placed in a safe with a 3 digit code that will be sent to you on booking. External lights keep the place well lit. Keep these on at night if you wish, but do remember to switch off in the morning.

You will have access to the full Loja and the 3 acres of natural orchard land with coconut, tamarind, mango, jack-fruit and teak trees. Basic fishing lines are available on request.

Small children need constant supervision in this natural environment of plants, animals and topography, that includes a water front along the entire property boundary.

Pets are not allowed in The Loja which is not large enough to accomodate guests and pets.

It is advisable to have your own transport. If you have come with your own transport, Panjim is easily accessible. If not, there are some self-drive scooters for hire in the village, and our manager can arrange local taxis if you inform him earlier.

If you intend cooking a quiet dinner at the Loja, remember to shop before returning. There are many small and large supermarkets, the nearest ones being in Porvorim about 10 km away. See the House Manual for further details.

The Loja, in the village of Olaulim, is on the boundary of an old man-made lake fed from the Mapusa River, a tributary of the Mandovi River. This lake is controlled by sluice gates that are operated at night to the early hours of the morning by the local fishers from the village. Their quiet chatter is a comfort to most guests who are awake in those hours. It is therefore secluded but not isolated.


The village is served by local buses going to Panjim and Mapusa. Buses stop outside the village. The Loja is about 1.2 km from buses that ply on the arterial road to Panjim. Within 1.5 km, there are places where you can buy Goan snacks, have lunch, buy fresh vegetables and fruit, and bottled water. Though within walking distance, it is advisable to have your own transport, or hire a self-drive scooter or book a taxi.

The village is spread over a large area of hills, fields, and orchards. Sparsely populated, it hosts the Church of St Anne’s that was originally built as a chapel in 1752 AD. The Ravalnath and Ganesh temples are a few km away in the villages of Aldona and Nachinola. Olaulim and its surrounding areas have in recent times attracted the attention of architects and artists for its scenic beauty.

The Loja sits comfortably in this setting. Its closest neighbor is the hut from where the sluice gates are controlled nightly by the fishers drawing their nets, and providing a comfortable background buzz of human contact. The light sleeper should bear this in mind. Neighbors on The Loja's other boundaries are a private dwelling and an eco-tourist place.

    We visit Olaulim periodically and may drop in to see you.
    In an emergency the local manager will be available after hours if needed.
