Originally built in 1992 for Charlie "CN" Ray, founder of Sea Ray Boats, Tahoe Blue Estate is an 8,640 square foot spectacular home built on a bluff at the top of Kingsbury Grade. Tahoe Blue Estate offers you and your guests a secluded getaway with phenomenol 360 views of beautiful Lake Tahoe from nearly every room that will take your breath away! Many rooms also have spectacular views of the Heavenly Ski resort along with hundreds of acres of forest. Sitting on over 1.7 acres, the gated estate offers a private mountain getaway for the ultimate in relaxation, yet is less than a 10 minute drive to the casinos and downtown South Lake.

The home includes 7 bedrooms (one of which is semi-private), 7.5 baths and plenty of room for entertaining. Enjoy the sunset over the lake in the beautiful indoor spa or rack a game of pool and watch a movie in the recreational room! The kitchen is equipped with top-of-the-line professional appliances (including two dishwashers and a Viking range), sure to impress any chef. Once you have prepared you meal, enjoy it with your guests on our custom built dining room table that sits 20. Have a drink and enjoy the views at either of the two bars or sit and relax with company in front of the fireplace. The main master includes a soaking tub, fireplace and seating area, and three of the seven bedrooms are mini masters with their own private bathrooms. Two of the bedrooms and the semi-private room are located in a separate, fully equipped apartment (including a full kitchen) that can be accessed through the house or through a separate entrance, making the home perfect for multiple families! There is also a 3 car garage and enough parking for 10 cars on the large heated private driveway. Numerous other luxury amenities and high end details throughout the home will allow you to experience the best of Tahoe and a getaway unlike any other!

When you are ready for a day of skiing or snowboarding, the estate is 0.5 miles from the Boulder lift/lodge and 1.5 miles from the Stagecoach lift/lodge, both of which are a part of the Heavenly Mountain. For those coming during the warmer months, there are plenty of great hiking and biking trails in the area, and the beaches are a 10 - 15 min drive down the mountain.

- Please Note -
-We like to inform all guests that we do have a ring doorbell and outdoor security cameras that record motion. Their purpose is to record outside activity while the property is vacant and nothing more. There are no recording devices in the house and those outside are used for security purposes only.

-We have a required $1500 Event Fee for any parties/celebrations/weddings with over 22 expected guests (including those staying in the home). Please let us know upon initial inquiry if you will be having an event so that we may charge appropriately.

When booking Tahoe Blue Estate, guests acknowledge and agree to our rental agreement/rules below -

This Short Term Rental Agreement (the “Agreement”) is made by and between the “Homeowner” and the “Guest” as of the date last set forth on the booking of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Property: The property is furnished and includes Washer, Dryer, Refrigerator, Microwave, Dishwasher, Stove/Oven, Pots/Pan, Utensils, Plates, Linens, Towels, Paper Products, Internet Equipment, TVs, XBox Gaming System, Pool Table and all Furnishings.
The rental party shall consist of Guest and up to 21 other persons. Booking guest must be over the age of 25.

Maximum Occupancy: Douglas County allows 22 overnight occupants as the maximum at this house. If the number of occupants exceeds the maximum, guest may forfeit their deposit.

Term of the Lease: The lease begins at 4 p.m. on the “Check-in Date” and ends at 10 a.m. on the “Check-out Date” as set forth in the booking. Early check-in/late check-out may be added if available.

Minimum Stay: This property requires a 3 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 3 days, the guest will be charged the 3 day minimum.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

Events: The maximum number of occupants for an event is 75 (including the 22 overnight occupants). We are a home only and are not responsible for any vendors hired during the guest’s stay. Any features of the home are for entertainment purposes only and are not a substitution for professional services. The owner is not responsible for any technological difficulties/failure that can occur from use of the features of the home for an event.

Prior Damage: Guest shall inform the Homeowner with 24 hours of check-in if the home appears dirty or if anything is broken/damaged.

Check In: The owner requires an in-person walkthrough at check-in. Refusal of this walkthrough will result in the guest’s stay being cancelled.

Booking Agreement: I hereby give permission to charge my credit card for the amounts as quoted and the parties agree to the terms of this Short Term Rental Agreement and attached Rental Rules. I agree that all rental monies are non-refundable per the cancellation policy on Airbnb. I understand my rights to purchase additional travel insurance.

RENTAL RULES (Exhibit A)

Smoking is NOT allowed inside the house. Any cleaning associated with smoking inside the house will be taken from the Guest’s security deposit.

People other than those in the Guest party, not to exceed 22 occupants, as set forth at booking may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

The estate is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Noise: Douglas County has an ordinance against excessive noise and quiet time being from 10PM to 8AM. If there are complaints from neighbors about too much noise and/or people exceeding the 22 allowable overnight guests, you may forfeit your deposit.

Keep the property and all furnishings in good order

Only use appliances for their intended uses. Misuse resulting in repairs/replacement will be taken out of the guest’s deposit.

Pets: Pets are NOT allowed. If it is found that a pet was on the premises without prior approval, a $200 extra cleaning fee will be charged to the guest.

There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units and there are beach towels available for use.

Cleaning: The $675 cleaning fee will cover normal cleaning of the unit at the end of your stay. Please see the “Check Out Procedures” list for a detailed description of how to leave the home after your stay. There is a copy of this posted in the home by the front door and also in the welcome book.
Any cleaning above normal will be taken out of the security deposit.

Fireplace: The fireplaces are gas burning fireplaces. Please do not throw any paper or other combustible materials in the fireplace. Make sure the fireplace screen is in place at all times.

Storms: No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

Toilet: Please only flush toilet paper in the toilets and dispose of all feminine products, diapers, etc. in the trash. The septic systems in Tahoe are extremely fragile and any clogging or damage incurred from improper disposal will be taken out of the Guest’s security deposit.

Keys/Garage Door Openers: There are keys and garage door openers available for use during your stay. Please return all keys to the hooks by the front door and all garage door openers to the bowl on the welcome table. Any unreturned units will result in a $50 charge per missing key and $100 charge per missing garage door opener.

Fireworks/Outdoor Fires: Fireworks are illegal in Douglas County and can cause a forest fire. If you are caught setting off fireworks you may be arrested and/or fined (at yours or the main booking guests expense) and you will forfeit your security deposit and the remainder of your stay will be immediately canceled. This also includes, but is not limited to, bonfires, lanterns, sparklers, etc.

Technology/Wiring: If you unplug or change the wiring on any of the televisions, sound systems or entertainment centers, it must be returned to its original state before check out. If we must fix or change any wiring or technology after your stay to return it to its original state, the booking guest will be responsible for any fees associated with the repair (with a min. fee of $50) which will be taken out of the damage deposit.

Parking: Parking is permitted in the garage and on the driveway only. Parking on the street is NOT allowed, particularly in the winter due to snow plowing. If you park on the street your car may be towed or ticketed at yours or the main booking guests expense. The booking guest may also be responsible for any fines the owners receive or any expenses related to the loss of our vacation rental license. If the neighbors complain about cars parked on the street and/or if the Sheriff’s department is called, you may forfeit your deposit and the remainder of your may be stay canceled.

Bears: There are bears in the area and they will break into your car if they smell something good. Please remove all food and anything with a scent (this includes non-edible items as well). Also, do not put trash outside. Please use the bear safe trash bins by the entry gates only.

Spa: The Spa remote cannot be submerged in water and must not be removed from its cradle. Should damage occur from removal and/or excessive water on the unit, Guest will be responsible for replacement of the remote (a $600 fee) which will be taken out of the damage deposit.

Tahoe Blue Estate sits high in the mountains which gives the perfect unobstructed views of the surrounding nature. One can truly experience the serenity and peacefulness of the quite untouched landscape.

The nearest neighbors are a good distance from the house and have no visibility, lending a rare (for Tahoe) environment of privacy on the 1.7 acre estate. Similarly, the 3-car garage and long heated driveway provide lots of parking - another Tahoe rarity. A dumbwaiter in the garage makes it very convenient for arrivals and departures.

Heated stone steps up to the front door and heated stone porches allow easy access and enjoyment of the spectacular scenery even in the midst of lots of snow.

The 1.7 acre property is surrounded by hundreds of acres of forest, and is completley enclosed by a combination of large boulders and a very nice stainless stell fence. The secure isolation of Tahoe Blue Estate makes it the perfect getaway for executive retreats or celebrity vacations.
