With a private, separate entrance, the annex has a comfy bed, sofa, smart TV, bathroom with a six-foot bath and intense power-shower, a fully equipped kitchen, free parking and walks from the door. Breakfast is provided & our village community pub is a mile away. Many guests return annually to enjoy the splendid Essex landscape of Constable & the Dedham Vale and the Suffolk wool towns, such as Lavenham, Long Melford, and Hadleigh. Colchester Castle & zoo are within easy travelling distance.

Refurbished in 2020, this is a bright, spacious flat, with a magnificent Georgian mahogany half-tester king-size bed. The annex boasts a spacious bathroom and a fully equipped kitchen with everything you need including an oven, microwave, electric hobs, and work-space for meal preparation.
The whole flat is thoroughly cleaned after each guest and has its own door so you are entirely separate from the main house.
The annex, or apartment has:
- Smart TV which swivels on the wall so you can view it from both the bed, and the sofa.
- A separate, walk-in power-shower
- A large six-foot bath
- Sofa, desk, chest of drawers, cupboard and hanging space
- You have use of the adjoining garden (rugs are available) and if you’re feeling energetic, try a bounce on the trampoline, entirely at your own risk!
- We have a swimming pond, or a natural pool. If you’re brave enough to want a dip - it isn’t heated - let us know, and we'll see what we can organise for you.

We provide a selection of teas and coffees and your breakfast items are, typically; granola, Weetabix, butter, jam, and eggs etc. (but not bread)
If you have food allergies or dietary limitations, please let us know in advance.

A rug for picnics in the hanging cupboard and a small outdoor table and chairs.
The Annex comfortably sleeps two. If your party is larger (i.e. a 3rd person, or a child), the sofa converts to a sofa-bed and will accommodate one adult or 2 small children.
A travel cot is available, if you need it. Please contact us in advance to discuss arrangements. We can also leave a twin air mattress and extra linen in the cupboard prior to your arrival.

A few more things...
1. We live in the main house full-time and have three ridiculously friendly dogs and a cat. Though we don’t allow pets in the guest wing, if you suffer from pet allergies you should know that our animals potter about the place. (Most of our guests adore them!)
2. Approximately once a week during the warmer months the lawn needs a trim. It’s a big lawn and we try to keep the noise to a minimum. Mostly, the garden work is reasonably quiet (raking, trimming, etc.) but sometimes it’s a little noisy (leaf blowers, hedge trimmers, fence repair, and such stuff). Most guests don’t even bat an eye, but someone mentioned it and we thought going forward, our Airbnb guests should know what to expect.
3. We’re in the heart of the big-skied, glorious North Essex countryside. Even though we’re only an hour from London you’ll probably run across tractors and pot-holes in the roads. Also, birds, badger and deer deviate into the lanes. Drive with caution! Good reversing skills are useful!

If you get lost, it’s best to ask for directions or call us - you’ll be amazed at our rural position. Don’t panic - we’ll work out where you are to get you back on track.

Sat-nav brings you to our gate. Our neighbours are lovely and you may meet a few at the community pub the village saved - The Lamarsh Lion - which is a mile down the road. It boasts fine ales and decent pub grub. Booking is necessary. The Henny Swan in Gt Henny is also very good (slightly more expensive) You can hire paddle boards & canoes from there and paddle down the Stour, beautiful setting (I would recommend pre-booking in the summer) Also in Pedmarsh is the Forager retreat, fantastic breakfasts and open for supper on Thursday, Friday and Saturday or Sunday lunch again I would recommend pre booking.
And please stick to local footpaths when walking. Nettles sting, brambles rake; so wear suitable shoes and clothing on country rambles.

Lamarsh, Storbritannia

Location information:

Situated close to the Essex and Suffolk border, Holdens Barn is perfectly positioned for trips in and around Constable country - named after the world-renown landscape artist John Constable - and the Suffolk wool towns of Lavenham, Long Melford, Cavendish et al.
Enjoy the subtle, gentle valleys of the Dedham Vale, with the pretty timbered 'chocolate box,' villages of Nayland (15-20 mins drive) and Stoke by Nayland, Kersey, Boxford, Dedham and Hadleigh.
If you like the rustic charm of medieval, wonky oak-framed buildings, the famous Suffolk wool towns of Lavenham, Long Melford, (less than half an hour away) Clare and Cavendish are unmissable. This is Gainsborough Country (after Sudbury-born artist, Thomas Gainsborough).
Historic, Roman-walled Colchester is a short drive (20-30 mins) and we're forty minutes from the seaside at Frinton with its sandy beach and charming Victorian town.
Colchester has a large Norman castle (built on top of the remains of the Temple of Claudius, razed by Boudicca in AD61) with a recently refurbished museum. Castle Park next to the castle has events running throughout the year. 'First Site' is a modern gallery worth checking out not least for its contemporary curved architecture, and of course Colchester Zoo is world-famous. Nearby is Beth Chatto's garden and the coast.

Heading inland, Bury St Edmunds (with its famous abbey), is forty minutes by car and Chelmsford is about the same distance south, towards London.
Central London is about one hour and a half by car. Cambridge one hour. Ipswich and Saffron Walden about forty-five minutes.

Local Shopping:
Sudbury, our local town and celebrated as the birthplace of Thomas Gainsborough, has many supermarkets, (Waitrose, Aldi, Sainsbury, Tesco etc.) and restaurants for all tastes - and wallets - banks, boots, hairdressers, as well as an excellent market in the main square on Thursdays and Saturday mornings. There's an excellent butcher here as well as groceries.
Halstead, (fifteen-mins), has a range of shops on its steep high street.
Bures, just down the road has a deli and a small confectionery/paper shop. There's a cracking farmers market on the second Saturday of every month.

Local Sights:
From our door, many walks trace through the acclaimed Dedham Vale, Area Of Outstanding Natural Beauty (AONB) countryside.

A keen eye will spot deer, badgers, hares, and a variety of birdlife too, such as Buzzards, Woodpeckers, Owls and Red Kite. On still nights in Spring, you may hear cuckoos and nightingales singing in the woods nearby.

Following the excellent network of footpaths you can explore the pleasant, gently undulating valley of the Stour. One couple followed the river from Bures and made Nayland and back in a few hours.

The ancient Norman churches are well worth exploring (Lamarsh is c.1100) and all are generally free to enter. If you're a keen cyclist, biking is a great way to explore the windy roads and the surprising nooks and crannies dotted about our ancient landscape.

If you're car-less we can collect you from Bures train station which is a mile or so away. (About 15-20 mins walk). The train is on the Sudbury line (aka - The Gainsborough Line) which connects to mainline trains at Marks Tey. From here you can reach London Liverpool Street about an hour in one direction, and Sudbury, seven minutes along the valley floor in the other.

In our experience, you are much better off with a car.
There's a wonderful railway museum at Chapel - the stop between Bures and Marks Tey.

Pubs and Restaurants:
PLEASE NOTE: Most of the venues below will need to be contacted in advance for a booking.

The Lamarsh Lion, nicknamed 'The Painter's Pub' is about a mile away and walkable if you're feeling thirsty. The pub re-opened after it was bought by the local community in May 2018. It is a classic country pub with fine ales and great-value pub-grub. It's a friendly establishment with dining area, pool table and lovely outside views across the Stour Valley. Please, come and support it! Booking for a meal is now mandatory.
Why the Painter's Pub? Thomas Gainsborough, along with John Constable, painted in the village (Constable's grandfather was the miller in Bures) and, since the pub has been in operation for over 700 years, it is likely that these two would more-than-likely have enjoyed refreshments here.

Further away (eight-minutes drive), by the river Stour is the Henny Swan, where you can view the weir and the added joys of paddle-boarding or canoeing towards Sudbury. Do book; it's popular in summer.
Down in Bures we have the Eight Bells (Essex side) and the Three Horseshoes (Suffolk side). A little further along is the Thatchers Arms in Mount Bures.
There's also another local community pub locally - the excellent Kings Head in Pebmarsh (ten mins drive).
Also in Pebmarsh at The Courtyard, is the excellent Foragers Restaurant, which does a fine breakfast, coffees and sensational locally-sourced organic food (hence: foragers).
There's a neat local (Londis) shop here, which sells essentials and this is about three miles away.

A wide range of dining options are available in the local villages from excellent Indians. Little India in Maplestead - 10 mins - is probably the pick - but also, Riverside Spice in Earls Colne (10 mins) and Ballingdon Valley Indian - Ballingdon, Sudbury (12 mins).
For Chinese, Thai, Italian and Turkish, you can pick up your choice in Sudbury.
Earls Colne (10mins) and Halstead have Thai and Indian offers too.

For fast-food junkies (McDonalds, KFC etc) you'll need to head to the Great Cornard side of Sudbury about 15-20 mins drive away. Both have drive-thru options.

We're more than happy to point them out and we try to keep the file in the annexe up to date with contact numbers.
